The existing conditions of the historical Downtown Baton Rouge Gordon’s Building are in need of restoration and revitalization. One can find the Gordon’s Building two blocks north of the Mississippi River on 232 3rd Street. The Influences upon the site include the existing retail shops and restaurants, which will act together with Louisisana Harvest to further the urban revitalization of Downtown Baton Rouge and the development of an “urban village” in southeast Baton Rouge. Setbacks and all guidelines set for the by the city of Baton Rouge and the State of Louisiana shall be obeyed. There should be convenient and easy Access from I-110, Third Street, and the Government complexes as well as pedestrian access from Spanish Town, Beauregard Town and Third Street. Site and Building Guidelines shall include a well-designed aesthetically pleasing building and site to reinforce the unique selection of goods and services offered inside, as well as its overall level of quality and value.

Appropriate easily recognizable and visible signage, which can be seen from all approaches to the building are essential to its success. The historic preservation society requirements shall be met in order to maintain the building’s and city’s historical character. On the same note, the construction and any additions including for parking should maintain the historical context of the building. Pedestrians should have multiple access points to the building from Spanish Town, Beauregard Town and Main Street. To encourage sales and customers, sidewalk display widows shall be provided at the 3rd Street façade. Lighting systems shall include a mixture of appropriate daylight and artificial light sources.
An approximate four (4) parking spaces per 1000 s.f. (net building) shall be provided. Parking should be convenient and inexpensive as well as available during all business hours including the office hours of operation. A discount or free coupon shall be provided to customers who pay for the parking garage just across the street from the Gordon Building.
